Data sources and methods

Every number on Japan Home Prices is generated by code from public data. No figure is typed in by hand or written by AI.

Sale prices

  • Source: Ministry of Land, Infrastructure, Transport and Tourism (MLIT), Real Estate Information Library (link to the Real Estate Information Library) — real estate transaction price information, collected by MLIT through a survey of buyers and processed so that individual properties cannot be identified. Used under the Public Data License (Version 1.0). Aggregated and processed by Japan Home Prices; not created by the Government of Japan.
  • Required notice (original Japanese): 「このサービスは、国土交通省の不動産情報ライブラリのAPI機能を使用していますが、提供情報の最新性、正確性、完全性等が保証されたものではありません」 — This service uses the API of MLIT's Real Estate Information Library, but the latest status, accuracy and completeness of the information provided are not guaranteed.
  • Method: medians by prefecture, municipality, ward and year. House = "residential land (land and building)" with residential use and up to 250 m² of floor space. Condo = "pre-owned condominiums" of 15–200 m², shown as price per m² × 70. Land = residential-area land only. Sales with special circumstances (auctions, related parties, private roads and others) are excluded. Building age = sale year − construction year.
  • MLIT adds new sales every quarter, so the latest year is incomplete.

Exchange rate

  • US dollar figures use the monthly average of the European Central Bank (ECB) euro foreign exchange reference rates, cross-calculated to USD/JPY by Japan Home Prices (via the Frankfurter API). Source: ECB. Rounded to the nearest $1,000.
